Complete Historical Restoration of the original 1920’s 1600 sq ft home and a 1200 sq ft historically-appropriate addition.
- Project Aim: Restore the existing house to its original glory whilst seamlessly blending in the new addition.
- Architect: Paul Frank Design
- Project Notes: The original home was in very poor condition with undulating floors, a failed foundation, and no clearance below the house. An engineering solution was designed to lift the existing home 17 inches, insert large steel I-beams, and support its perimeter with drilled Helical piers. The piers range in depth from 12 – 25 ft depending on the depth of the suitable load-bearing sub-strata. We are able to give a lifetime transferable warranty on all types of drilled steel piers, so it makes sense to incorporate them into the design of any structure. The addition is built on an all-steel frame supported only by drilled piers. The pier-and-beam floor feels like a concrete slab but has none of the associated problems.

- Key Points of Interest:
- The bare stud restoration has allowed museum-quality smooth finishes to the walls and ceiling. All walls, floors, and ceilings have been insulated to the 2006 energy code and an inspection has been carried out by a licensed energy inspector.
- The kitchen has custom-manufactured cabinets with granite countertops and undermount sinks.
- The original panel doors and hardware have been restored and mixed with matching custom replacements. The historical original windows in have been completely restored with draft-proofing. Matching custom double-glazed units were purchased for the new addition.
- Antique wood floors in the original house were stripped and restored. Salvaged antique floors have been added to new areas.
- Master bath has a salvaged pedestal tub with free-standing Victorian style faucets. Floor is set with historic hexagon tile with detailing and borders, and walls are finished with classic subway tiles.
- Period light fixtures were installed in kitchen/dining area and in family room.
